Solar for Maisonettes UK

Solar maisonette
Maisonettes can get solar — but need freeholder permission and planning consent.

Can you get solar panels on a maisonette?

Solar panels for maisonettes: it is possible but more complex than houses. Key differences: (1) FREEHOLDER PERMISSION — you need written consent from the freeholder to install on a shared roof. (2) PLANNING PERMISSION — maisonettes/flats are NOT covered by permitted development for solar. You need a planning application (£206 fee, 8-week process). (3) SHARED ROOF — you may only have access to part of the roof. 4-6 panels may be your maximum. (4) GROUND-FLOOR MAISONETTE — if you have a garden, ground-mounted panels avoid roof complications. (5) LEASE — check your lease for alteration restrictions. Cost is similar per panel, but the planning and legal process adds £500-£1,000. Savings: proportionally the same per kW installed.
